01 / EVERYDAY WALKS
Two parks.
Each with its own character.
Józefa Polińskiego Park
Between Szaserów, Garwolińska and Kobielska streets, there are paths, green spaces and places to relax. Children have a playground and a sports pitch; dog owners have a dedicated exercise area. A fountain and recreation space make it a pleasant destination after work or for a family afternoon.
Colonel Jan Szypowski “Leśnik” Park
Around Grochowska and Kwatery Głównej streets, the park combines green space with a playground, exercise equipment and space for dogs. The neighbouring TKKF Olszynka Grochowska tennis centre has four floodlit clay courts. Historic Dworek Grochowski adds to the area’s character.

Olszynka
for a longer walk.
Olszynka Grochowska nature reserve offers woodland and a historic landscape associated with the Battle of Grochów. This is a protected area, with access along designated trails. It is a separate destination from the nearby railway station with a similar name.
The district also offers Szuwarek swimming pool and OSiR activities. Check current schedules, availability and prices directly with the operators.

Szembeka.
On your way home.
Szembeka Square and market, approximately 800 m from the house according to the listing, are an everyday landmark in Grochów. Fresh produce, local shops and services make it possible to do many errands close to home.
Rondo Wiatraczna is another important district hub for transport, shopping and services. For a larger shop, there is Auchan at King Cross Praga on Jubilerska Street. Schools, nurseries, pharmacies and medical facilities serve the neighbourhood; choose the facility and route that suit your family.

Into the city centre
without a car.
Warszawa Olszynka Grochowska station is approximately 500 m from the house according to the seller’s materials. Rail connects via Warszawa Wschodnia to central Warsaw. The published SKM S1 route includes both Olszynka Grochowska and Warszawa Śródmieście stations.
Trams and buses around Grochowska Street and Rondo Wiatraczna provide further options. Door-to-door travel time depends on your walk to the stop, time of day and the current timetable. Before viewing, try checking the route for your usual commute time.

Metro Warszawskie’s M3 materials include Rondo Wiatraczna station. This is a future transport prospect, not a service operating today. We do not quote an unconfirmed opening date or assume one in the property budget.
M3 — official project information ↗A house in Grochów
is an unusual opportunity.
A garden, two functionally independent apartments, a garage and the option to explore an extra storey, all in one property. That combination offers more ways to use an address than a typical single apartment.
A direct reading of Morizon on 11 September 2026 showed 1 house listing and 65 apartment listings in its “Grochów” category. This is a snapshot of one portal’s categories, not a census of the whole Praga-Południe market. Listings may be duplicated or assigned to different areas.
